@Brian Gibbons and @Evan Jacobs it's great to see two local people from this area.  I am in Belmont, MA (just moved from Arlington, where I lived for about 9 years).  If either of you guys are ever up around this way, please feel free to let me know so we can meet up for coffee or drinks.  It's always great chatting with like-minded people.  

Evan, I love the post, as you're exactly where I am.  If you think it might be valuable, I'd love to be able to bounce ideas off of each other, since we both seem to be in the same place in this journey.

Hi all,

Even as a new investor looking for my first property, it's not difficult to see that the metro-Boston area is not very friendly to a new investor looking to enter at a low price, while also being able to maximize cash flow. 

As a new rookie, my first inclination is to find a rental property close to home, however it's quite obvious that my goals will not be easily met in my neighborhood.  The thought of looking at investments in other states seems like a logical option, but for someone who is looking for their first property, going out of state on the first time at the plate seems like it might be quite a bit of a headache as well. 

For those of you who might be familiar with someone in this position, what advice might you have?  Is investing out of state really that much more difficult?  Should I focus on my own turf to gain confidence?

Good morning, and thank you for opening this thread. 

I'm a 32 year old guy in the Boston area, who has spent the last few years knowing he wanted to invest in real estate, and unsure about where to begin.  After reading everything I could (and I know there will always be more), and recently (finally) buying my own home with my wife, I know now is the time to focus my attention on investing. 

My wife and I both know that we want financial freedom, and we know that real estate is what we want to focus on to get there.  We know much of the basics, as we've always been very interested in the topic, and have always looked around to see what is selling, and where.  Our question now is... what is working for successful investors in the Boston area. 

We have a bit of money saved up, but not a whole ton, and we are extremely eager to learn from those of you in the community that are successful investors - what you're investing in, what types of properties you're looking at, in what locations, and what types of listings you're going after (foreclosures? short sales? FSBO?)

We are two very hungry, very eager people looking for someone in the Boston area to learn from.  Anything you have to offer in terms of knowledge would be extremely helpful, and very much appreciated.  I would be more than happy to meet you for coffee or treat you to lunch, dinner, or drinks if it's convenient enough.  Who knows - maybe we could even begin a great partnership.  If you need anyone with a strong analytical background, I would love to reciprocate your knowledge with some of my own, if ever you need it.

I agree with everyone as well. They're making it pretty clear that they probably aren't very trustworthy, and they probably already feel uncomfortable working with you. No Property management company should make you feel like you can't look at your own properties or talk to your own tenants (in my opinion). I say look elsewhere.
