Thanks Kevin,  I appreciate the advice and will likely try it on my own.  I already did complete and post the notice to quit, but the rest of the process wasn't very clear to me.

BTW - I lived just north of you in Bradford County for over 20 years.  I miss northern PA a little, but like the weather in southern PA better.

Hello,  I live in York County and have for most of my life.  Investing in York City requires neighborhood knowledge.  There has been an increase in gang activity and gun violence in the last few years which holds rents and property values down.  The poverty rate in the city is very high.  There is money to be made if you are willing to deal with the challenges.

I have been looking at the Scranton area for the past 6 months.  I am active in other markets, but havent pulled the trigger on Scranton / Wilkes-Barre yet.  Like any market - there are good deals and not so good deals.  I have found some attractive properties near Marywood U. that would provide decent cash flow.   Scranton has some pain in the rump processes and fees that you have to consider.  Here are two examples in the news :  http://thetimes-tribune.com/news/landlord-fights-s...

Look at their ordinances in regards to condemned properties.  They are quick to condemn properties for various reasons.  Also - be careful with mulitple units.  I have found very attractive 3 unit properties that can only be licensed as a two unit because of parking limitations.    

The city is broke but their finances are improving.  The city is relatively safe.  I will probably continue to look for the right deal there and I personally am not afraid to invest there.

Hello all!

I like the idea of keeping my personal name out of the mix as much as possible.  This is not because I plan on being a bad landlord.  It is because I know there are crazies in the world, and I do not want to expose my family to any danger should a dispute arise.

For asset protection purposes I have formed an LLC to hold the property and I do use another LLC to manage the property. I also like how an LLC makes it just a little bit harder for someone to find out my name and address.

My question is this --   

When signing a lease contract as a sole member LLC -- in order for the contract to be valid,

do I have to print my full birth name under my signature line  

OR can I do something like "authorized agent, XXX properties LLC".

Thanks Jason,  

I am going to try Rentec.  The seem to have all angles covered.  I am trying long distance land-lording for the first time and I like the payment, communication (maintenance, etc), and the reporting features.  I think these tools will make the distance less of a factor.  .50 is great for ACH  .

Now I just need to figure out a method for tenants to pay cash.  I inherited a tenant who insists on either paying by cash or mailing a check.  Neither option thrills me.  I understand from other threads that Western Union may be the only other thing I can offer since services like PayNearMe require large portfolios.

What kind of ACH fees do tenants pay when using Rentec?  I see on one of their screen captures a 'convenience fee' listed.  Please share how this works.  Thanks, Craig
