Call the broker to gather more information and feel him out. Offer to sign a confidentiality agreement to try to break the information loose.

You can often underwrite a deal using a market rent survey and industry standard expenses. This should be enough for an offer.

Make it clear what additional information you'll need during the inspection period before your deposits are non-refundable. Also, don't be afraid to lob a low-ball offer, and explain that you can't come up unless you have more info.

If you like the real estate, just get it under contract. The rest will come together once you control the property.

Thanks for the feedback. Upon further discussion, the broker is saying after an offer is made that is when the documentation will be provided. I will use your recommendation to make an offer with some clauses.

I found a potential deal on loopnet.com for a 8 unit apartment. The broker is refusing to provide P&L and rent roll documentation for the property, only gross figures through email. What does this mean and is there a work around for it?

@Charles Heyligen I was looking for a commercial real estate agent for quadplexes in Savannah. Not sure why but they are all zoned commercial. I am also just starting out on the commercial side so talking things through with an experienced agent should help close up some loose ends for me.
