Tremon - Motley fool is a popular service that I have subscribed to for a very long time. The website itself is free And they have paid services like Stock Advisor ( most popular). I started here and learned over time. Like anything it takes time and patience to learn.

Is your goal is to buy a duplex and live in 1 and rent the other unit ? Do the numbers work out? Where does this fit in your investment goals for the long term?

@Daniel Molina I agree. Sub 200’s are flying off the shelf. 

30 yr at 3% .... this is for owner occupied correct? I’m getting quotes around 3.75-4% for investment.

There arent many SFR's in the sub $150k range that I see on MLS. As you said with strong appreciation SFR's are > $175k. New construction seems to be > $230k or so. I read some article that said Charlotte was in the top 10 cities growing in the US. I feel good with the market considering folks will rent unless they can afford these houses. My PM tells me she had multiple calls when she had 2 units on the market for rent last week. My realtor says she hasn't seen it this crazy.

I got a SFR in Dec 2018 and my PM fixed and rented by Jan 7th. I often hear about Dec/Jan being tough to rent out but don't worry about it in Charlotte :). Love to hear others chime in .....

@David Rutledge the Charlotte market is hot right now. 2 of my offers got reject in the last week. I saw properties with good pictures and good price point receiving multiple bids and coming off market in a few days. I went $5k over asking and lost out. Why do you want to leave Charlotte ....better cash flow elsewhere?
