I'm not a US citizen, and so the best rates I can get for refinances are 6.5%-8% for 30 year loans. I tried running some numbers and it looks like with these rates cash flow is almost non existent.

Is there a way to make deals work with such high interests?

@Kenneth Garrett thanks. Yes I can see the concept helps keeping your own capital invested to a minimum. I'll have to run numbers based on 65% LTV and see what's my return

I realize the strategy is to get as loans (private + hard money) your all in costs, then refi, pay them back and enjoy the cash flow.

Can someone give example numbers? Also, it makes sense only if you can get the refi of ARV equal or higher than what you borrowed otherwise you'd have to put your own money right?

As a foreign investor, if I can get only 65% LTV that makes this strategy irrelevant for me as I'd have to look for houses with Hugh upside on ARV

We own 2 rentals under an LLC, one in FL the other in NC, and we want to refinance both, abd use that cash as a down payment for a third property. Aiming for 75% 30 years. Is that doable? If so, through a bank? And if not what's the closest we can get to that plan?

I heard on the biggerpockets podcast they mentioned a statistic that only a really low amount of people who buy a property end up with just the one, meaning the hardest part is to get started but then you easily get into the next deals.

Does anyone know the exact number of what percentage of people who get into real estate end up with more than one property and where can I see the source?

Would you say flips are worth the added risk with the following numbers for the market I am investing on:

1. 2-3 flips a year as an investor (partner handles the renovation) for a return of 10-15% per flip.

2. BRRRR for the same amount of capital and a return of 8% yearly

@Joe Villeneuve love that approach, I think that's what I'll do - use the initial sum for flips and any profits to buy rentals
