@Jonathan Edmund pf course your cash flow would be smaller when you put 1/5 of the money compared to buying cash. The logic is that instead of buying one unit cash you can buy 5 units with 20% down, then you invested the same amount but make a MUCH higher cash flow

Purely for cash flow, rent for the SFH would be ~1.4k, and each unit could be rented at around 900, so I guess if the rehab + permits and all that process make sense number-wise I would go for it. I got the idea because it is being marketed as a duplex where in reality it's not...

Came across the listing of a SFH which is currently rented as 2 separate units. From your experience, is it even worth looking into the possibility of converting it to a duplex? the house is in great shape and had a complete renovation for the bottom floor recently.

What do I need to consider when analyzing this deal?

Looking into buying a duplex that was completely renovated a year ago, rented at 870 per door, for 160k.

As a foreigner, it's hard for me to get financing and the best I can get is 70% LTV. However with this property the lender is willing to go to 60% only. So question is should I still go for it (I can afford it, just sucks I'll have 16k less available for another purchase) or pass and look for another property which is eligible for 70% LTV (Which might take a long time and cash flow worse).

Thoughts?

I saw a listing that's on the market for almost a year, asking price is 80k when comps are 180k. How can I figure out what's the problem? An inspection? Or any other ways?

My partner tried to cash out but was asked for 2 years proof of income and was turned down due to current unemployment. Question is if he gets a new job now will he be eligible for a loan? He has a credit score of 760 and worked for the same employer 2.5 years prior to this unemployment period.

Tried to cash out with ally bank and they asked for 2 years salary proof. Is this a standard requirement from banks or are there others with less strict requirements of say a few months income proof?

Completing a cash out and looking to invest ~$50-100k into a syndication. Where do you recommend I look? And does it make it much harder that I'm non an accredited investor?
