I think you are best to leave it the way that you have done already 

The one lady can move out and they are both still responsible for the rent unless they find a replacement that is acceptable to you.

Hello Zac I can help you with SFH duplex here in Kitchener. I recommend you do Kitchener instead of Waterloo since Waterloo has rental bylaws that eat into your profit each year and also cost a lot to set up since they have a lot required in the initial application. you can read about it on waterloo.ca if you search rental bylaw. Kitchener is more investor friendly. One of my best cashflow rentals is a bungalow with 2 units. 1210 for basement (utilities included) and 1500 (plus 1/2 utilities) for the top.

@Thomas S.   I agree with you that Ontario has the most Tenant slanted regulations.  However, it is still better to invest in Ontario instead of NOT investing at all.  In the right cities, we have excellent appreciation rates and rental income rates.  It is more of an issue to be very prudent in your tenant selection process.

We have a good paralegal that we use if we end up with a tenant that we cannot easily get out ourself using the Landlord and Tenant Board N4 and L1 Forms and a hearing.  As @Jay Gill said, it is just part of being a landlord in this province.  The Key is to really screen the tenants.  Get to know them first, and google them and confirm their work and references.
