I am interested to hear why you are no longer satisfied with your Canadian investments.

Both Canada and the USA are very large geographic Countries with opportunities in both.  

Being a Foreign investor in the USA would have some complications yet it is a worthwhile market.  I only have two homes in the USA in the Florida area.  I have found that they have not appreciated anything near what my holdings in Canada have done.

I do like the fact that the state is more Landlord friendly than Ontario Canada!

I have the tenants sign that they will be responsible for grass cutting and snow removal in my single family units.  In my multi family units I pay to have a service do that work. 

Key is to screen the tenants and make sure you get hood tenants without past issues.

Hi Charla - I am investing heavily now in Halifax and surrounding area.  I believe the potential there is HUGE!  I am doing some rehabs as well as mostly land purchases for new builds.  The new build process is slow due to covid restrictions and trades being busy.

Yet, we have 2 - eight plexes that should be ready soon - 2 year build instead of 1.

You can always consider a private lender that may lend you more, and you can also look for a Joint Venture partner.  Someone who can help you qualify for more and own the new property with you.  Often a Mom and Dad situation.  Good Luck!

Yes, they will allow you to do a 5% down on your primary home that you will live in if you meet the lender's qualifications.

Best to Go Far North, Far West or Far East.   And try to keep a balance on cashflow and appreciation both for your future ability to regain your cash into the investment.

@Adam Aberra It would be best to check with your accountant.  It depends upon what your future use of the property is going to be.  If it is to hold it, then it might be best to just add you and your sister to the title.  NOTE:  This is not tax advice - rather just an opinion of something that should be considered when you discuss this with an accountant.
