From a lender's standpoint,

These people are in forclosure, what makes you so sure that they are going to pay you rent every month if they didn't pay the mortgage? Are you going to have the heart to kick these "elderly" people out, when they don't make the rent payment?

Just my 2 cents.

Hello all,

I just wanted to introduce myself and my mission with the Biggerpockets forum.

My name is Paul Cordero, and I have been in the mortgage industry for just over 1 year now. I work for Royal Financial, a Broker in Scottsdale, AZ, and we are licensed in several states. We specialize in Residential, Commercial, and Hard Money Loans. I have the most experience with residential mortgage, and I would be willing to help any new investor find financing options.

I am personally interested in real estate investments and my goal is to become wealthy through real estate. Most wanna-be investors like myself don't have the capital to get started, so I chose to go to work for an investor and learn as much as possible, wile making some extra money. I sell cash flowing properties and other real estate investments for Equity Investments and Education.

My goal for this forum is merely to network. I hope to generate new contacts for investement ideas as well as new business for my portfolio. I strive to learn something new everyday for this new passion, and I believe that I can learn something from every single investor who participates in this forum.

Why dont' you try to go to work for a seasoned RE investor? This would let you get hands on experience using someone else's capital.

Flipping real estate is extremely risky for someone with minimal experience. Especially rehabs. It seems like all of these TV shows are making it look so easy! It requires extensive experience, but you have to be willing to gamble a little bit to be successful.

I think the best way to start is with someone else's money. Find a local investor who is doing what you want to do. Go to work for them, then eventually go to work for yourself. You build the experience with their money.

Cash flowing properties are the way to go in my opinion. Especially when you walk into equity, and are guaranteed rent every month to exceed your mortgage.
