I've had pretty good luck with beenverified.com.  It's a flat monthly fee, if I remember correctly for unlimited traces and it has liens, relatives (which I track down all the time) and mortgage info etc.  I tested it and it had my all my sister's addresses and phone numbers going back like 15 years. I like DM but they say they have their own skip-tracing which is not their value-add, perhaps they should outsource it.  Good skip-tracing is make-or-break IMO.  Bad skip-tracing lead to frustration and we all have enough of that in this business. 

Just four years ago, Pace Morby owned a HomeVestors franchise and posted on this very site asking the BP community for real estate advice. He now says he lives in a $3M house in Scottsdale, which I'm sure he does. He says he has 2000 members and at $7800 a pop, that's $15.6M. Now you know why he pays people to write obviously fake reviews from one-time posters which just happen to occur on the same day, in the same writing style with the same buzzwords like "He's a go-giver", and the training is "over-the-top". Why actually do real wholesale deals when he's got this gravy train. And how much individual attention do you get with 2000 members? Hey, don't get me wrong, he's built a great business and I'm sure he's helped lots of people. Good for him. But the fake reviews certainly tarnish the brand. And has been said many times before, there's no mystery to Sub2's or wholesaling. You can learn it all right here at BP and also network with people for free.

Just read the over-the-top, obviously fake reviews in previous threads from first-time posters (most of which have since been locked.  'Nuff said.

Type in "Pace Morby" on BP and on the first thread you will read the most over-the-top, rave reviews you have ever read.  And they are all magically from 10 months ago.  The thread has since been locked.

Anyone have thoughts on FreedomSoft versus DealMachine?

My take is that SMS blasts are not legal under TCPA unless there is opt-in and can and have resulted in hefty fines.  Here is a synopsis I came across.

Question for the forum on RE CRM programs in general and skip-tracing (I'm a tech rock):

The data feeds all come from the same source (e.g. Postal Service for vacants, city records for ownership etc).

What makes one skip-trace service better than another?  Seems people like FreedomSoft except for that piece (I look for vacants almost exclusively if that matters).
