3) Yeah, buy a 4 unit if you can.

2) if they are on m2m leases, you can give them a 30 day notice that you won't be renewing their lease. If they aren't, you can't do anything.

1) It depends on how fast the negotiations go, and you settle financing. It took me 2 months to close.

Look into HUD programs. Also research FHA loans and seller financing. Listen to the podcasts to decide what you like.

Just run the numbers yourself. Post them here if you need help analyzing them.

Not many people actually use the calculator. Its better used for presentations.
