My two single-family Airbnbs are in Hays county. My wife and I are travel nurses which means we are gone for months at a time, the growth we notice on our visits home have been wild!

Hi, I agree with you. Austin is still growing and growth means migration so I believe there's a lot of potential for cash flow between those two cities.

Cash flow has been difficult to find recently as the housing prices have kept pace with the migration growth. Short-term rentals have made some deals work better. The appreciation we've noticed has been awesome!

My understanding is that after an IRRRL the primary residence requirement falls off? Theoretically, you could buy another house, IRRRL it, and buy another until you run out of VA entitlement?

My wife and I recently started travel nurse contracts in Albuquerque and as soon as we settled in we started browsing the market.

One question I have, why is there so many multifamily properties for sale around campus? Or is this the typical amount?

My concern is that with COVID changes are more students studying remotely and drying up the market for student housing?

We are looking into buying/setting up sort term rentals for travel nurses near UNMH. I just watched two groups of about 70-80 travel nurses start in the past month. After looking for housing ourselves, I feel that there is a great need for the foreseeable future.

I wonder there is a reliable amount of student housing needs to fall back on if the demand for travel nurses goes down.

I hope this isn't the wrong place for this but.. our CPA quit answering his phone or emails. We have some short term rentals and are new travel nurses. There are a few more moving parts in our finances than we are used to.

But since I'm in this area of the form I would love to connect over short term rentals.
