Hey Everyone,

Im currently looking to grow my REI company. I created a little system rehabbing houses that has been getting me great results in the past few months. However, I still have so much to learn!

I am looking for motivated, ambitious, real estate entrepreneurs who are just starting to get their feet wet in the game or have thought about getting involved in REI but haven't made the jump yet.

I understand that the deal has to make sense of course. 

For me, I believe I'm looking for asset lenders who are more interested in the deal than my net worth and liquid cash reserves(which is not much).

My uncle owns 6000 units here in Houston.

I can leverage his networth and cash but how can I do this without him being on the note?

Lets say I find a 20 unit deal for 500,000. I bring $150,000 to closing & finance the rest. 

Is it possible that I would be able to get a loan without the net worth? 

@Waylon Themer  have you done something of this sort?

Hey everyone,

Im looking into making the transition from SF rehabs to cash flowing apartments.

My question is, without the required net worth or liquid cash available, how does one get around to obtaining a loan on property. 

I.E The property is 50 units at 22k a door. 

At 1.1 million if I were to put down 30% cash 330,000. 

What is the best strategy for obtaining the rest in financing?

Came across an opportunity to buy a short sale at whatever the "as is" appraisal comes back.

ARV is 104k.

Rehab- 20k (cosmetic)

If the appraisal comes back 45-50k I will buy it. 

Has anyone else done something like this? This will be my first.

I'm having an appraisal done tomorrow (Monday).

Looking to hear some expert advice on this.
