Post: Home warranty for rental SFH

Hi ,

We are currently in escrow to close on a SFH rental property in San Jose. The seller will pay for home warranty. Can I get some recommendation for a good home warranty company to use for a rental property ? This is a typical 50 year old ranch home with original plumbing /drain and electrical wiring and newer appliances/HVAC.

We generally don't purchase home warranty but since the seller is purchasing it as part of escrow , we have a choice to pick the warranty company.

Thanks.

@Joseph M. , @Paul Choi -  the price is about 850K . Mainly investing for appreciation. Does not cash flow currently.

@Chad Hale - I see quite a bit of rental market softening in San Jose.. We are also approaching a low season for rentals. Expecting it to take a longer time to get the place rented out.

I have been reading up and following through he discussions on BP for the last 2 months and found a wealth of information that helped us take our first step ! We are in escrow for our first investment property - an SFH in San Jose.

I currently see a lot of properties available for rent and also we are getting into a lean period for rentals. I wonder if it will take a while to get the house rented. The house is in a good condition and doesn't need work to fix up things. We would like to manage the property ourselves .

Would like to get a property manager to market and show the property for lease up. Looking for references for lease only services in San Jose area . Please let me know if you have any .
