Hello Travis, thanks for reaching out. The address is 310 Bruckmuller St. Marshall,TX zip code is either 75671 or 75670. Please be mindful of the tenants if you plan to go by the property. The seller is asking $132,500. He confirmed that this is neg. He is motivated primarily because he is 76, retired, and not able to go from Houston to Marshall as easily. Other information: Seller confirmed that all units are separately metered. Tenant pays water and electric. Let me know your thoughts...

I had a seller contact me today in regards to selling his property in Marshall, TX.  It is a 4 Plex. Each unit is a 2/1.  Two of the 4 units are occupied and rents for $650.  The other two units need about 5k worth of work, according to the seller.  I do not invest in this area, its about 3-4 hours from Houston.  If you invest in this area or Longview and would like more information please pm me.

@Travis Avenarius , every market is quite different so the best advice I can think of is to look up effective marketing techniques used in your area here on BP and see what has worked in the past. Beyond that, you will really have to test out different types of marketing techniques and see which gives you the best ROI. I understand you don't want to waste money but it is part of the business to invest and learn what works.

@Desiree Claudio all great suggestions. I really like the idea of asking if you can be set up as a  non-licensed admin to run your own comps.  I am a wholesaler and have had a lot of  frustration with waiting on an agent/someone to run comps for me so the more independent you are the better. I also would not recommend paying her per/comps. This is just part of the process, needing to know house values so there may be a lot of comps ran but nothing may come of it.
