Offer 55k and see if they counter offer. How much can you pay for the property?
I think someone can buy it at 100k as a cash flow property,but how much appreciation will it grow.

Did you go back six months, or expanded the area alittle more until you found one just like yours. Are there any homes close to this house,sold or not,that match it.(sq ft)

What is the current market value for this house?You said it would sell fast for 85k.
I think what you came up with will blow up in your face.You need to take title or go the back to back route to hide the 25k.
I myself would take 10k from a cash buyer(hell 5k) and move on to the next deal.I wish you the best!

Get your exit plan in place before you commit to a deal in this area. Find some buyers wanting to invest in that area,notice I said buyers(not buyer).
They say when you have a really good deal,you do not need a buyers list. I think it is better to be safe than sorry.

I think if you are a cautious investor,then you hold for the payoff.If you are a go getter,then you cash out.
I choose,cash out! I have 3 to 5 years to make up 1 million dollars I walked away from.With 600k I should be able to make 1.5 million in three years,and 3 to 4 million in 5 years.The subdivision is a bird in the hand,but the 600k in the right hands can produce a greater return.

As a flip,you could be all in at 60k,and sell at 90k.That would be a nice return,if the sales are strong enough.

I think one question to this deal is...How are you going to collect your assignment fee?
My understanding is,banks do not pay these kind of fees.You have to get it from the seller or the buyer,(outside of the loan).If I am wrong,please someone correct me!
If your buyer is o/o,then maybe your spread does not need to be 60% to 70% all in.
