I have a property that would be perfect for an RAL; however, I'm not interested in doing the managing. I only want to lease to the company. Do you know who to contact?

Hi all,

I currently own a duplex in Phx AZ.  I rent one side out and live in the other side.  Both sides are 4 beds and 2 bathrooms.  I'm looking to rent my side and move into a single family home.  I recently saw a property similar to mine that was for sale; however, the tenants were an assisted living company.  I think my property would be perfect for an assisted living company.  Does any one in the Phx area know how to contact one of these companies or how to go about marketing to one of these companies?

I recently purchased a relatively cheap single family home via a quit claim deed.  I am still in contact with the seller and he doesn't seem like he is trying to screw me over.  Should I be worried?  Is there something I can do to ensure I own the property and there are no additional liens on the property?

@Robert Ellis hey man! I went to college with your sister.  Ha! Small world.  I def expect to invest in Columbus soon.  Just need a little time! I’ll make sure to reach out when I’m ready. 

@Ham Merritt Graduated from Waite in 2007 and OSU in 2011.  Moved to PHX in 2014.  Good to know another Toledoan.  Looking to invest in Phx area to start, then branch out to Toledo and Columbus (not sure which areas exactly).

I am planning on staying in AZ for now.  Once I have some experience I do plan on investing back in Toledo and Columbus.  I am very familiar with those areas and have a lot of friends/family that could help ease the pain of long distance property management.  Plus the capital needed for those areas are slightly less than the market out here so that will help with grabbing more properties.

After graduating college in 2012, I stuck around for awhile and then decided to move to AZ for a change in scenery and a better career opportunity. I am an underwriter for a commercial insurance company. Back in Columbus I worked for a buddy of mine who was a property manager, as a maintenance/handyman. Said buddy worked for a real estate company who managed section 8 housing. This is when I started thinking about investing in real estate. I plan to buy my first duplex, triplex or 4 plex by March of 2018. I will be using it as my primary residence. I don’t have a lot of cash but I am saving a good chunk. My goals are to pay off my student loans and eventually have enough passive income to retire early or at least have the flexibility to decide when/where to work.
