Thanks Adam.  Good points.  My thinking is that Doraville is the next potential place to pick up a property as Chamblee is pretty much located similarly to Doraville (proximity to Buford Hwy, and therefore crime/whatnot), but is in another league price wise. 

Right now i'm seeing an average in chamblee of 440k, with a high of 870k - that's rich.

Doraville is 288k & 392K respectively (that's minus a handful of properties that are being sold together for the land value at the intersection of 285 & P'tree Ind).

that's where my heads at.  I'll keep the North & West notion in mind as i do my due diligence.

Hi All,

I'm looking around Atlanta for a good place to invest in.  Do any of you have experience in Doraville?  it's priced a lot lower than neighboring communities (e.g. chamblee).

There is the new development - Assembly (replacing the old GM plant) that's coming in so the area seems to be on an upswing.  What do you guys think?

Most likely i'd be looking into an SFR.

any guidance would be helpful

Hello all, 

Taking a trip next week to Destin for some R&R.  Noticed on zillow that there are a ton of foreclosure properties on the books in Destin and surrounding beach towns.  

Curious about purchasing a property there, with the possibility of renting it out to cover some of the costs.

Any help from an investor realtor or regular realtor would be appreciated. (that is do you know of anyone?).  I can set aside a day next week to tour around and take a peek at some of the properties that intrigue me.  

Btw, I got an email from a banker stating that the preforeclosure process in FL can take 2 years to work through the system.  is the same true for straight up foreclosures?  Here in GA they get processed very quickly.

@George Pappas yep, I've sent out Yellow letters, but not to multi famliies.  that and looking for low or negative cash-flow properties are on my agenda.  thank you all.

@Joel Owens    - I'm looking for the best (or good) schools as that's what drives Atlanta pricing.  Previous Atlanta forum comments allude to the glut of rentals available in B, C or D locales.  So i'm avoiding those.   Additionally, if I hack the house and move in, not only can i get easier financing, I'm not as concerned about the absolute price as long as my monthly nut is low.

@George Pappas  I'm looking & have feelers out there.  I also thought a little humor in the title might attract feedback from folks with properties they know of.  

So I was getting all excited about buying my first multi family, the recent podcasts were setting that notion in stone. Hey, I thought, hack your housing, once your current tenant moves out, use that money to buy a multi in the city.  I'd been doing my homework, had identified a number of potential places.

Perfect idea only it seems that everyone here in Atlanta must be buying multi families.  *All* the properties I had tagged are under contract - this week! Jeez.  

2 requests:

1. can you do podcasts on something else to distract people, say commercial real-estate?

2. If anyone her is in Atlanta and has a duplex, triplex, or quad that is looking to sell, please reach out to me.  I'm only looking for properties in the best school districts.

I'm looking for basement remodeling recs for Atlanta. I'd like to create a living area in 1/2 of the basement of the house I'm currently in.

I'll may GC some of the work. I'm open to specialist suggestions: tilers, framers, drywall/ mudders, plumbing etc.

I have a ROFR on my last property in place and regret doing it. To the points made earlier, it puts the tenant in a much more powerful position than you, the owner. Additionally, I have had buyers (that made offers) walk away as the ROFR timeline jacked up their plans.Essentially, it's going to lock you in for 3 years, unless you get a very understanding buyer.

I agree with other suggestions earlier, especially the Right of First Offer, that seems fairer.

Hi,

My name is Ror, I'm currently rehabbing my primary in Morningside. I'm renting out my former home in Inman Park/ Beltline. Enjoying the tax benefits of being a landlord immensely.

My goals are to sell my currently rented property and purchase another to renovate & potentially flip or hold onto and rent out.

I'm looking forward to rub shoulders with investors here & locally in Atlanta
