Has to have biz license & insurance.  need some 203k repairs done, so there will be a little paperwork involved. need new roof, siding rot repair, flashing, other odds and ends.  I also have subs if you can't do the work, but can do paperwork. 

Let me know if you know of someone, taking bids starting Friday. thx

hi,

We are currently Under contract on a four-square from 1920. It has 6 decorative fireplaces which I’m thinking of removing. 

The largest fireplace is in between the kitchen and living room which would need to be removed to create an open floor plan with a new kitchen. 

All chimneys are 2 stories, only the kitchen chimney still goes through the roof, the rest are not visible from above and the house. 

Looking for contractors who have experience in these types of remodels - especially with a home of that era.

Your response is helpful, I think you're right in that they're just clicking on the web and not really interested.

I like your idea of Google voice just for the listings. I should have done that, and will going forward.

Bought a house in N Buckhead last year, reno'd and have listed to rent on Zillow.  Getting weak traction on Zillow, I get contacted by prospective tenants from zillow/hotpads (they cross-post) but when i respond, they never reply back. 

My phone is also getting blown up by housing voucher tenants, asking if i accept them. I'm not opposed as long as they hit my numbers. 

Is anyone else experiencing the same in the rental market where 'market' renters are fickle whereas there are what seems like a ton of voucher tenants aggressively pursuing places to rent.

i'm wondering if this is an Atlanta phenom or specific to the buckhead area, it's very odd.

My last post got removed so hopefully this doesn't break the rules.

Looking for a 2-5 unit mulitfamily in the City of Atlanta.  Locations with strong elementary schools, Morningside, VaHi, Midtown Etc.

In this environment of low inventory, what is your approach to finding deals?

Hi all, 

I'm taking a peek at some North Buckhead properties & I'm trying to understand that market.  I'm seeing a lot of the properties on the bottom end (around $600k) sit for a long time.  

Is there a bifurcation in Buckhead? that is bottom end properties tap out at 600 ish, whereas the upper end has no limits price wise and may not be stalled out? The bottom end prices seem to be capped due to their value of the lot.  Curious as to the observations of others.

Hi, I'm looking at at property in Morningside Atlanta.  Tudor 40's home, that needs quite a bit of work. it's mostly original (kitchen, floors, driveway, garage, some updated baths).

it's a 6/4, with a 2/1 apartment in the basement.  couple of questions, how much is the going rate for a basement 2/1 (approx 1200 sq ft) in Morningside. 

If you have experience in that market, what would be a good resale $$$ for that area.  approx 700 purchase price, + 150ish remodeling (kitchen, paint, new master bed/bath, new roof, new driveway etc.)

There isn't a lot of inventory that goes up for rent in Morningside, so I'm having a little trouble determining the rate.  3/2 ranch, completely renovated approx 1800 sq ft zoned for morningside elementary.

any ideas as to what the rent could be?
