Hi All, question hopefully you guys can shine a light!

I'm a new investor.

I have an issue with one of my properties, the heavy rain and winds had broken a branch off the tree, and it fell on the driveway on top of my tenant's car and damage the car, is the landlord's responsibility to fix the car?

I just got a duplex with tenants in it, one was M2M paying way lower than market rent but she was a 2 year tenant with a good record, I just renewed her lease increasing little to a number that works but still below market rent, the positve note is that she is paying on time and I didn't have to spend money in the property, the other tenant renewed a lease with us and paying close to MR, at the end of the day you need to do your due diligence and make sure the numbers work.

Same question for people who have bought properties without tenants already there?

Hi ALL,

Can anyone recommend a easy to use property management tool that we can use, so far, we have 4 rentals and growing, We will like to have better control of the information and have a easy system for tenants to pay rent.

7/28/24 - UPDATE WITH NEW PICTURES.
Hi all, just sharing the update and the experience, we finally after interviewing about 4 different contractors picked the right one so far.
We have stared the project about a month ago, completely new interior including adding new HVAC all new electrical, flooring, cabinets, tops and so on along with new driveway exterior paint and some siding.
ere are some progress pictures.
News, we are closing on a house and have a duplex under con . LET'S GOOO!!!!

Single-family residence buy & hold investment in Montgomery.

5/17/24 purchase.
Charming Little 3/1 - We are remodeling all inside and out including new roofing, this is our first project out of state, it will be a BRRRR, hopefully first of many to come.
I will post the before and after pictures, hopefully it can help anyone starting this journey, we are new investing out of state but NOT new to handlining construction project out of state for clients, looking forward to the challenge!!!! keep you all posted.

My contractor is also an investor, so we were lucky there, good insight to share and also, he has lots of leads for renters.
But he is NOT a good photographer LOL. here are some progress pictures .

Also, I will like to share that we are closing on one more single-family property early next week and we have a duplex under contract.

We are now investing in Montgomery, but the rents look good on this area as well.
