I'm not doing section 8 yet.

I've posted only one of my properties on Zillow ones just to see the people's reaction and I had a bunch of section 8 candidates, the highest voucher I see was a lady with $1,150, I had the post for half day because they blow up my phone lol, with that said, I'm not sure if numbers are accurate.

now I have a guy that finds me tenants and is working well, he is also my handyman.

I'm investing in Montgomery now, C class properties, section 8 and regular rentals are about the same $$ in the area, I try to target Spanish tenants and has been working well, I'm new on out of state investing only 5 months but I can't complaint, everything is working great, the cash flow is good!

Purchase price: $32,000
Cash invested: $58,354
Sale price: $105,000

5/17/24 purchase.
Charming Little 3/1 - We are remodeling all inside and out including new roofing, this is our first project out of state, it will be a BRRRR, hopefully first of many to come.
I will post the before and after pictures, hopefully it can help anyone starting this journey, we are new investing out of state but NOT new to handlining construction project out of state for clients, looking forward to the challenge!!!! keep you all posted.

7/28/24 - UPDATE WITH NEW PICTURES.

Hi all, just sharing the update and the experience, we finally after interviewing about 4 different contractors picked the right one so far.
We have stared the project about a month ago, completely new interior including adding new HVAC all new electrical, flooring, cabinets, tops and so on along with new driveway exterior paint and some siding.
My contractor is also an investor, so we were lucky there, good insight to share and also, he has lots of leads for renters.
But he is NOT a good photographer LOL. here are some progress pictures .

Also, I will like to share that we are closing on one more single-family property early next week and we have a duplex under contract.

10/12/2024. Final update.

Project completed.

Rented and Refi, this project as I mentioned is the first out of town investment we've purchased, I have uploaded final pictures I hope you like it.
the deal when well, I had to leave more money in the deal that I wanted but over all a great experience, because we started with the BRRRR we fined contractors right away and we felt confidante and that give us the push we needed to purchase more, so now we are proud the report that we have 3 properties (4 doors, 1 duplex 2 houses) that all are rented and cash flowing well, and also one more under contract!!!!, we are super blessed, it was not easy but it wasn't super hard either, and the tools here at BP are a VERY good resource to Analyse deals. thank you, guys.

we are renting this property now to a wonderful family, they are super happy with the place, and we are collecting $1,200 P/M rent with over just over $500 in cash flow :)
I just wanted to share to encourage new investors!!!! let's go, do the first step!! you'll be glad you did!!!

here are some final pictures, mission accomplished in about 4.5 moths... lets go for 100 more!!

Hi Matt,

For now, I'm concentrating in Montgomery, as I just stared investing in the area.

Looking for single to quads, on S/F turnkey or close to be turnkey (is ok if I need to do some cosmetic touch ups) properties need to be 100K or less as long as I can rent over 1K P/M.

So far I got a duplex and 2 SF, and they are doing good, I stared on June, so is no bad, but i do need capital to growth faster, I got a good team on the ground there, from contractors to realtors, a good and fast home inspector and escrow company, I even have a guy that help with section 8 and a reliable handyman to take care the property's needs. 

I just need to grow faster, I have already stared looking also in Birmingham AL, so far I got a realtor and a handyman, next trip to Montgomery I will go to Birmingham to scout the areas and fine contractors.

And yes, we can team up, I got no problem with that!!!
