As Is only means that the seller won’t have to make any repairs on anything before selling the property. It doesn’t mean that you as a buyer can’t ask for a price reduction if your contract includes an inspection contingency. Unfortunately it’s a sellers market right now so they have more buyers vying for properties so they have less motivation to accept a lower price. Being an investor myself as well as former agent, I know both sides of the coin. I know first hand that most agents aren’t trained in how things work in the investor world so they keep their thinking inside their ridged little boxes. The only way to avoid these kind of issues is to work with agents who have experience working with investor. Really though if you want the best deals you’re going to have to find off market properties by going directly to the seller and keep the agent out of the equation.

My brother and I are doing a reno where we plan on popping the top on a ranch built in 1950. City of Atlanta have said we'll need a variance (bummer)

Is anyone willing to give examples of hardships that they've been able to use to give justification that allowed you to get your variance application approved..?

We've never done a reno of this magnitude before so we're a bit stumped on what to say in the justification letter. 

Any thoughts/suggestions based on your own experiences dealing with variances would be sincerely appreciated. Thanks!

Hi there fellow investors, I'm a new investor in the Atlanta GA market. . I'm looking to buy my 1st fix n flip property. My question to my fellow flippers is are there any clauses that you insist on putting in your purchase contracts to protect yourselves should you have to back out of a deal?

I understand where you're coming from but let's not forget the great recession that occurred in '07. 

I witnessed many a "Savvy" RE investor lose their shirts and everything else! 

If you think real estate can't lose all it's value,  you obviously haven't been to the rust belt!

Ultimately we have to learn to be prudent investors, regardless of the vehicle we chose...
