Hi BP,

I'm looking ahead at options for mortgage #5 and I was curious for the 6 months piti that you need on hand if that has to be cash or could it be held in a retirement account like a roth IRA or TSP. For example, If I needed 50k in piti reserves, would the ability to take a 50k loan from my TSP suffice or would I need that money to actually be in a checking/saving account? Also looking at for any other experiences or tips with mortgage 5 and beyond.

Thanks all, I'm not overly concerned with snow as we don't get very much here in Oklahoma. Heat will definitely be a factor for the second layer of shingles.

Thanks for all the information! I'm buying the house from an investment company so the disclosures don't include anything since they didn't live there. It's nice to hear differing opinions as I figure out what I want to do.

This is why I always submit backup offers on properties I really want. I have my realtor say something like “in case your current buyer gets nit picked, because we aren’t...”

Either it’s a tiny deal/expense or it’s a big deal. A leak should probably be fixed, but it’s your risk. If it’s a new roof, how much more can they sell it for with a new roof? Are you willing to pay that higher amount?

I’d certainly get a quote from a roofer and a handyman for the interior damage. 

Makes sense! If I ask them to fix the leaks and they say no, aren't we just back where we were or does that actually enable then to leave the deal?

That is a ton of layers! I wouldn't let it go past 3, I was just curious from a negotiation standpoint if I should ask for the roof to be redone of for them to just fix the leaks.

Hi BP,

I had an inspection done on a SFR I plan to buy and hold. Most of the inspection went great, but it was pointed out that there are two layers of shingles for the roof and there are two spots that leak. I know it's not ideal to just lay shingles over the existing roof, but is it worth asking the seller to address more than just the leaks?
