@Mark Bourscheid I too am on the exact path. The plus side I can see is you can get to see properties without waiting for your agent. And make offers on REO/Foreclosures. You could always have a trusted agency list your property. I will be working with a virtual agency if I do anything. But on the flip side I am working with an agent who deals only with REO properties for my first REO purchase .

It would only be a flip. Its a very desirable location in a small cul-de-sac. interesting to see peoples point of view.

OK BP community,

Saw a nice house in distress and bank owned. Its a brick rancher with detached garage. The kicker is it has a huge built in swimming pool that clearly needs a liner. I personally have a built in pool and know the rewards are great even in this hot Virginia weather. But it does require work and money to keep it looking good. So the question is does t really reduce the buyer pool,..(yeah I know stupid pun) by having a pool or is it such a bonus that it helps? Would love to hear from anyone who has dealt with pools. The wife thinks it hurts,.I am on the fence that's why I came here

Good Day All,

As a newbie first time investor starting out there seems to be a lot of property in the Hopewell area. I was wondering if anyone here has any experience with this area. I know there are some areas not so good but it seems there in potential there. Craigslist in Richmond has tons of cheap property. Any insight would be great good or bad stories help!

Hello BP members!

Well I have been a member for maybe a couple of weeks now, and I have to say WOW! What a great site and its full of information. A little bit about myself. Its been a tough year and things have happened to make me realize there is much more to life than a job. I decided that this was the year for change,..period. Don't get me wrong I have a good job working with some great people. But the security and lifestyle I crave is not going to happen working a job. 

So my wife and myself have made the decision to become real estate investors. And we are totally committed! I will take my real estate agents test shortly (inside of 30 days) and have not totally  made my mind up where to hang my license but have a good idea. Not quitting my job just yet and want my license to open a few more doors.

We are looking for cash deals in the Richmond, Va area for flips and buy and hold.  I also have some good people doing some bird dogging in the field looking for wholesale property. My wife is the key part of our team. She has been self-employed for over a decade and will be a great asset to our team going forward in this next chapter of our life. Our son in law is also a general contractor so we do have someone we can trust! We are interested in getting to know investors in the Richmond area.
