@Aaron Brown I have done 50 rehabs for different investors mainly turnkey providers in Independence over the past year. I am available for any questions, I have the pro forma sheets for all properties, Numbers vary however there is big money to made in Independence, PM me!

I am a contractor, I give a w9 to all clients that pay my company money then report all amounts collected from all clients and my CPA handles it from there. What I report someone paid should match the amounts the client claims they paid out to my company. Any person not reporting all amounts paid is asking for trouble with the IRS. This was the only way I seemed to protect my company from under/over reportings, no 10-99s being issued from clients, etc.

I am a contractor in Kansas city. I have 4-5 investors that I work for year around. I think just calling some contractors, talking and seeing who meets your requirements and set up a time to discuss your future plans. Good contractors will hear you out and will want to keep in touch, The contractors that do REI work usually understand its hit or miss. When you do find this person pay them right and as agreed and make them prove value to what you do. I have learned the business is based around this person or company. I recommend getting a bid, ask questions, stick to it. Making people do more work then discussed seems to be the abuse used in REI for contractors. Over worked NO PAY, A few turnkey providers in KC are this way and now are hated and in trouble from non payment and abuse by many contractors. So protect yourself with contracts and be fair but firm on getting a finished product you expect.

I have worked with different PM companies in Kansas city. PM for who I recommend. Finding a great PM is hard to find.

There is good ppl in KC that can assist in a turnkey property NOT using a provider, Also there are many providers in KC with mixed reviews from good and bad,  @Eric Sender what providers have you talked too?@Alex Shaughnessy

Just curious, Who has rental properties in kansas city and do you prefer using a turnkey provider or agent to purchase from and finding a property management company. Please share any provider you recommend, Whats the pros and cons from experienced landlords, Agents or Turnkey providers? and Why??

Do be clear I have been in lawsuits with 2 different companies and won hands down. I also was forced to sign an agreement not to speak on what I was asked to do and what I observed. I can not speak of it but I can make sure it does not happen again by protection from the same providers or providers with similar practices. There both very active here. I would love to become there boss btw and make them 100% honest to there clients.

There is some shady business going on here from more then one provider. I can mark that a FACT!

I agree 6% is better then $25 per door however at this point its just ideas, I would rather an investor buys a property in KC from out of state to know they have feet on the ground for them. Having a partner GC working for them direct guarantees no funny business. The rate can be adjusted and the services requested. Thanks for all your thoughts on this! This idea has perked my attention with all the turnkey properties here in KC.
