@Liam Goble  I was at a pretty cheap rate as well I think it was right at 5%..

But yea you got  good rate in place there, tough call....

@Nathan Brooks  Thanks for the reply and the comments. I agree with you and in my personal opinion it's all about options and helping others. Like I said earlier I just hope I have more options 3 years from now and more 3 years after that.

I know if I make smart decisions I can make all the money I need. I didn't get debt free overnight and I know I still have a long way to go to retire like I want to. But I do enjoy this freedom having no debt gives you.

@Westin Hudnall  first I'm gonna soak it up and enjoy it a little bit lol. But in saying that I am towards the end of a light rehab I have going and I'm looking to secure the next one now.

But the big picture 3-5 yrs out then 10 yrs plus.. I'm thinking leverage and buy and hold. I'm going to keep buying at discounts and get as much cash flow as possible. Also doing some direct mail now to probate & Inheritance leads, I hope to also secure some seller finance deals from this.

I like the lump sum of cash the rehabs bring in but I do see that as I get older I need a stream of income.

I had the same thoughts as you, stop paying it down and leverage myself and get 2,3,4 rentals that cash flow. With me I did some great wholesale deals then started fix and flipping and will move into long term holds. 

I just wanted to dive in and do something so I did... Am I right , or wrong?? lol I have no idea. But at the end of the day I have more options now than 3 years ago, so to me that's a win!! If I give myself more options than this 3 years from tonight I will say I have won again!!!

Cal I like Aaron's point of view as well I have to agree with you. With people putting things out there and being so transparent ie: @Mark Ferguson and others it shows you another way to view money and debt...

@Mark Ferguson@Jordan Vires @JoJo Diego@Christopher Leon  Thanks guys. Yea I know Mark would take out some of that money for rentals as he said lol...

I have access to a 4% HELOC money now with my bank for 100K. I was thinking about using the HELOC to grow a hold portfolio or use it on more flips.

I am borrowing from a private money source now on flips for 10% APR no org fee/ no points etc and one time re-payment after property sells..

My next move is to talk with local banks about portfolio lending and/or seller financing options with my current direct mail campaign leads. 

I understand I need to transition my thinking at this point for an income stream.

I just paid of my house this morning and that's the last thing I owe to anyone.

I'm 41 now and own my house free and clear. I've been in REI now for a little over 2 years (wholesale & rehab/fix&flip). I still have my full time job as a sales rep but I'm keeping a rehab going at all times as well.

I really want to focus now on my buy & hold portfolio as well as continue to fix and flip for additional income. All of my profit from my flips have been put back into my business for growth. I live on my salary (commision) from my job and re-invest all profit back into my business.

I am looking at going full time in REI soon as I see now the opportunity cost my job caused me at times..

Thanks to this great forum and all the quality people that make up this community.  I'm looking forward to my next season in business. I'm still learning and know that I'm no where close to being a seasoned investor I will continue my education here as well as other trusted sources.
