To all my Napa/Bay Area investors,

Who are you using for interior design/rehab design? I would like to have someone come in and help me design the rehab for the open concept kitchen/living room area of my primary residence/first investment property so that I can get as much return as I can without breaking the bank.

@Gabe Duran Welcome! I too am a new investor and in the Napa area (just a rocks throw away from you) however I am not looking to invest here because it’s just way too pricy for me. Plus CA is definitely a tenant friendly state, which makes holding rentals a lot harder. My wife and I are planning an out of state investment strategy, just haven’t focused in on a market yet!

I also second the meet up app. The Sonoma investors do have a zoom meet up. I wasn’t able to make their last one but hopefully will make the next. Hope to see/hear you there!

Good afternoon all!

My wife and I have been interested in RE investing for some time but have stopped ourselves due to the overwhelming fear that comes with going into the unknown. We both have very stable jobs and make roughly $200k per year. We are living well but.... we live in Northern California so $200k really doesn't cut it. Plus we just had a baby girl 4 months ago so speaking with a financial advisor about how to set ourselves and our daughter Alice up for the future has pushed us head first into getting into RE. 

I became a PRO member a few weeks ago and have been watching the replay webinars and listening to the BP podcast as I drive. My wife does the same. Problem is.... Where do you start?! Listening to Brandon and David, they always mention speaking with their mentors or mention getting a mentor that can help you throughout your RE investing ventures. Problem is, where do you find such people?! We own our own home and are looking to do a HELOC to get some capital to use to purchase our first investment property. We are looking to do multifamily buy and holds that need a little rehab (BRRR strategy) so we can refinance and pay back our HELOC then move to the next. We are not looking to quit our jobs at this current time, though I would love to retire from them in 10 years and explore the world.

Anyone have advice for us or how to find a mentor in these Covid times?

Good day everyone! I bought my first home around a year and a half ago. It’s my primary residence and I have made significant equity since we bought it (around 80k). I have thought about pulling an equity line and using that money to invest. Is this smart or should I wait and save up or look elsewhere?

I am just starting to get into the RE investing business and have been listening to all the BP podcasts, reading books, trying my best to analyze deals, and just overall getting over my head. I am located in Northern California and believe I want to start around this area (within 3-4 hours from Napa). I am looking at multi-family options but really need someone who I can speak with and rack their brain/experience. Anyone local and want to get a free lunch while I pick your brain?

Hello All,

I am trying to get an "out of the box" way of using this tax deferment. I own a home and am looking to move into something better. I have gained substantial equity but don't want to pay capital gains and have been in the home for a short time (about a year). I live in CA and know I have to be in the home a lot longer before I can sell without getting a huge hit on my equity. I thought about renting but would barely make the mortgage, which doesn't seem smart to me. I thought about opening an LLC and having it "own the property" and rent it to me then try that but I want to hear from others what they have done for this.

Post: Starting wholesaling in Northern CA....Tips and Answers Please!

Hello All,

This is my first post on BiggerPockets and I am excited to get to know some of you and gain more knowledge. I heard about this website from reading (listening to) "The book on investing in Real Estate with no (and little) money down." Before I get too excited, I have some questions and ask for any tips for a newbie getting into the business.

First: I have spoken with many financial planners and they say to have 3-6 months worth of bill money in a savings account before even venturing into investing, currently My wife and I don't even have one month (we used our savings to pay off all debt). We could have 4 months worth of bill in a years time. Should we wait until then to start moving into inventing into Real Estate or is now the prime time?

If starting now is a good idea, I was thinking wholesaling may be the best for me to start in due to my low amount of free flowing cash (as in I do not have any really saved up). From people who have done wholesaling, is this a full-time job/Venture? Currently I am a Peace Officer and my wife is a School Counselor so as you can imagine, we both are very busy and aren't looking to give up our careers (retirement is too good!). Can we do wholesaling without quitting our day jobs?  

The market right now is golden with increasing times in the near future but we all know the crash is coming. Would it be better to wait for that time and stash away a hefty amount of money so when the timing is right we swoop in and pick up several properties at once? (Leaving wholesaling behind to get into buy/hold investing).

Anyone in the same boat (great day job but looking for that supplemental income/investing potential) have any tips on how, what, when to start and get the ball rolling?
