@Andrew Postell For a 203K loan, will the lender provide a list of “approved contractors” in your area?

@Andrew Postell I contacted a local lender today and he indicated his bank does not handle these type of loans. He contacted a mortgage lender that he has a working relationship with and he indicated they are very rare.

In your experience are these more rare in certain states?

@Andrew Postell Not trying to highjack this post, but I’m very interested in the Fannie Mae loan. You mention the Fannie Mae Homestyle loan has less restrictions. Can you tell me more about this?

I’ve read more about the 203K loans with BP posts, but not so much on Fannie Mae Homestyle. Does Fannie Mae loan in certain states are all states?

I read most recently in a REI book that you should NOT include a dishwasher due to cost and potential damage because of misuse. In that same book, it mentioned not to include a garbage disposal due to the same reason. As a person who still hand washes everything, even with a dishwasher, (blame this on a mom who only believed hand washing built character 😉) I would agree with the others who indicated it depends on the rent bracket. Many people expect it, especially when your paying rent $900+.

In reading about FHA and 203K loans, I am finding limited information on 203K. From what I've read, you can only have one FHA loan. Can you have a FHA loan AND a 203K loan? ...or will you need to refinance your FHA loan before a 203K loan can be considered?

Also, are there limited lenders for 203K loans? I've never seen advertisement for 203K loans like I have FHA loans.

Was meeting with a person that I feel will help me on my real estate journey and he suggested that I review Loopnet to get an idea of what multi-families are on the market. Wondering if anyone has used this and what the pros/cons are.
