I'm looking for homes to mail postcards/letters to and I've subscribed to PS.  I understand most target non-owner occupied, however I am unsure of what other filters people use to narrow the search down looking for landlords that are in the best position to want to liquidate their property?

The seller doesn't have a choice.  You should Cure them to force them to allow the appraisal.

I'm old enough to have seen one market correction (2006) and I see another one coming.  I predict that we still have a little more of an upswing before that happens however.   As of right now I am not ready to acquire my first property but I will be in an position to do so in the first quarter of 2023.  I am calculating that the market will start to slow down year end 2023-Spring 2024.  I believe we'll see the market decline about 25-30% over a 3 year period.  I was hoping to get your thoughts on this and on how to better time the market.

For those of you that are in heavily dominated iBuyer markets (opendoor, offer pad), what has been working for you in acquiring properties to flip?

I am looking for an App or an Excel Spreadsheet template that can be used on an iPad that will allow me to input all of the repairs that I need to do for a home.  Specifically measurements for flooring, cabinets, windows.  Really any and all repairs.

Each side of this argument can and will spin this to better match their biased opinion, but at the end of the day, the seller will pocket significantly less money than listing with an experienced knowledgeable Realtor.  I've seen the results of enough of these transactions and spoken to several sellers to ibuyer companies and the results are exactly as I stated.  Period!
