Hi there,

I purchased by mistake a lot in an auction and paid $5300.

The lot worth more but it has City of Jacksonville liens -

Case 2015- 186532 book 17996/1717 $8809

Book 15039/1867 $100 a day

Case 2016-135830 book 17611/1377 $538.23

Case 2016-223 book 17513/1310 $580.97

Case 2010-80971 book 1524/307 $5000

They all are nuisance and demolition liens …

It is a Flex area therefore I look for infill developers or neighbors who will deal with the city. 

I can quitclaim the lot to whom who knows the city and its rules.

Hi

If the county must announce all lien holders on a tax deed sale.

It is defiantly that the government (i.e. the county) will notify the IRS (i.e. government) and other government constitiontons.

So, should I worried from liens that survive the tax lien procedure if they all were noticed by law?

Or maybe I should worry from private liens that claim for not receiving the notice.

I will focus on tax deed held in Broward county November 13th (I am actually fly from Israel for that auction to see the properties before by car).

There are 77 now...I hope 50+ will still be on auction

I do not intent to sell properties I intend to rent them for at list 5 years...as for the quiet title I think I read about a faster and cheaper procedure for a “clean" title but I am not sure

I saw that the market pays a surplus of $25,000 on n average property in Broward deed auctions...I am not looking for these $3000 Bargen to get and wholesale for $12,000. I am looking for any property I can get on 20-30 % discount that will jump the Cap Rate to above 15% for life time .

Does anybody uses any software related to tax certificates. I came across a software that called DeedGrabber??

Hi there from Israel,

I am willing to enter into the tax certificate auctions in Florida (Broward and Miami Dade) and I have some questions.

First I would like to thank Carolyn Morales for sharing a success story in Jacksonville that inspired me.

  • Tax lien – let say there are 7 liens on a property, 2 were bought in 2013 and 2015 and 5 are for sale by the county. If I buy one lien older than 2 years (2016 for example) I can apply for tax deed and get the property.
  • Should I pay all the 7 liens before I get the tax deed/get the property?
  • If I paid and got the tax deed and the owner of the property have debt to the IRS/government, will I be the responsible of that debt?
  • If I paid and got the tax deed and the owner of the property have mortgage debt, will I be the responsible of that mortgage?
  • Tax Deed – the amount on the deed reflects all open debts on the property?
  • Lots –
  • How long it takes to build a home (wood) in Florida in general from an empty lot to the key? (in Israel it is 2 + years…)
  • Is a grown tree in the middle of the lot is issue in Florida or you can cut it down without permit (in Israel you can’t cut it down).

My name is Ronen Avisar from Israel and I decided to try to change direction from a senior employee to an investor, to build a portfolio of real estate that will in the future create a passive income.

I visited US two weeks ago participating a strategic course in Stanford SF and had some time to investigate the US market in general.

I found many cities with cap rate as high as 6%-7% but many are in cold areas...

One city - Jacksonville highlighted because the median prices are about $175000 and the median rent is about $1250.

My strategy would be -Buy Rehab and Hold for the long run but for a start I would like to buy rehab and sell (flip) in order to gain confidence with the process and learn the rehab, buy, sell system and to make some short term success stories.

I am open for other warm locations and I am schedule next week for a 10 days in Jacksonville to learn the city and it’s potential.

I discussed with local US lenders (banks) and realized that as an Israeli (or non US citizen) I will not get credit from banks (only hard money) and that I need to find a local American partner for credit on houses. The business plan is based on $300000 - $400000 cash and if I can get a partner with high credit score I will be able to run a budget of $1200000 that will cover around 4-6 SFRs in the first year.

The idea is to start with SFR, duplex, and triplex just to gain confidence and to make the mistakes (or learn) on small scale and in some years to get the knowledge for big scale like commercial 50-100 and more doors.

For a start since I leave in Israel I am planning to buy a car and as the first deal to buy a duplex or a triplex for me to hold rent and live in (house hacking).

As to myself I am planning for the first year to be in Florida 2-3 week every month and with a good partner I believe that I will be able in two years to gain the confidence and to reduce my stay in US leaning on a good and trusted team and a very good partner.
