Hi, I've owned and managed several rental properties over the years. I recently sold a home in Laguna Hills CA and another rental in Burlington KY. I still have one rental condo (3 bed) in Laguna Niguel CA.  I put the Laguna Niguel condo on the market with a Real Estate broker 3 weeks ago (just lowered it to $569,900 for 1,700 sq ft). I am currently living there and have spent 2 months getting it ready after being a rental for 9 years (same tenants all 9 years). There has been 3 open houses and 10 other showings. I just got a call on a fantastic job opportunity in North Carolina.

If I get the job I may take the condo off the market and this time rent it using an Orange County property management company for 7%.  Then when I go to sell again in a year or 2 they can handle that transaction as they are also a Real Estate broker.   I've never had a Property Management company and wonder if there is some kind of conflict with them being the Property Manager and then the Sellers Agent in a year or two?

@Jason D. Thanks for info.  Seems like Home Depot is a pretty safe bet. I'm looking at their Gemini I carpet (58 oz face weight) that seems to be a good deal at $1.99 per sq ft.  With a good padding it's total of 2.98 per sq ft.  

Hi, I've owned and managed several rental properties over the years.  I recently sold a home in Laguna Hills CA and another rental in Burlington KY.  I still have one rental condo (3 bed) in Laguna Niguel CA and another rental home in Burlington KY.  I put the 28006 Via Moreno Laguna Niguel condo on the market with a Real Estate broker two weeks ago ($585,000 for 1,700 sq ft).  I am currently living there and have spent 2 months getting it ready after being a rental for 9 years (same tenants all 9 years). There has been 2 open houses and 7 other showings with little interest.  I just got a call on a fantastic job opportunity in North Carolina.  Interviews start tomorrow and I may be on the fast track to a great job.  If I get hired and they need me immediately I may not be able to wait for a slow moving sale.  I'm very comfortable renting it out myself but may be pressed for time and will be 3,000 miles away.  Does anyone have experience with rental management companies - maybe share info on cost, convince, value etc.  I've never used a management company and have no idea what I would getting myself into.  I've been able to get great tenants over the years and might spend all my time worrying that the management company is mis-managing my property with terrible tenants and little skin in the game.  At some point the condo will have to be sold so it needs to be returned in good shape as it is beautiful now.  Thanks

Hi I recently entered a post on this site regarding FSBO of my Laguna Niguel (orange county) CA Condo. I got some good advice and linked up with a good Transaction Coordinator that seems quite good. She has suggested using HAUS to get photos and get it on the MLS. They say they will do this at no cost to me - but the contract is a little concerning to me. I wanted to get other opinions. What is the best way for a FSBO seller to get listed on the MLS. Any other advice on FSBO sales is appreciated.

Also I have read that some areas of the country have more than one MLS or database. Is this true for Orange County CA?

Hi, I've bought and sold several homes - but mostly with a realtor.  I did buy one home many years ago from a gentleman that was very familiar with the process and it went quite well.  I'm retired now and I have time so I'm considering selling my condo in Laguna Niguel by myself to save a huge amount on commission.  Two condos (same model) are currently in escrow for around $600,000.  I'm considering $590,000 - it has been a rental for 10 years and is a little rough but I am putting in new  laminate floors/carpeting, 4" baseboards, interior paint, one new shower/bath, re-grouting other shower/bath and getting caught up on all deferred maintenance.  

Is there good information on how to complete a FSBO transaction in CA? I will need to find a good escrow company and all forms required. Does it make sense to use a Real Estate attorney or would that just wipe out much of the money I am trying to save?

I've also heard there are new web based companies that will help sell the home for a much smaller fee.  Any suggestions?   PS - I would expect that there are lot of realtors that will tell me how stupid it is to sell this myself.  Thanks - Brad
