I would like to agreed with everyone giving comments concerning those in need of Section 8 assistance for housing; in that, you have good, bad, and indifferent tenants no matter what their income level on this planet the poor, the needy, the meek, or the proud.

@Mindy Jensen Thanks Mindy, I have been ripped-off by contractors even from referral sites (some my fault and some they just took advantage). I like the ideal of buying supplies instead of an upfront deposit; if the contractor skip town then at least you still have your supplies unless they stole them too. However, like @Kyle Jiron states MD allows contractors to get one third upfront at least on major rehab jobs (not on smaller jobs) and that's what at one these contractors insisted I give him as it was a major job. It's really tough finding a reliable and honest contractor who does quality work. I have come to realize I need to use a good and fair contract with a meeting of the minds.

@Phillip S. I think you should identify the Online Auction name - it should have known the condition of the property as well as the actual owner/s.

@Steph Paul Can I put Can I put laminate flooring in a home where the comps are $350 - $370K.

I would suggest it's not a good ideal unless other rehab's are using this material in the same area; if others are using laminate flooring then maybe you should consider upgrading your material to add value to the rehab over others in the area.

Also, I think you should have started your own new discussion for this thread question.

@Josue Vargas You need to start yourself a home-based business and withdraw all funds from both accounts - rollover them into a Solo 401K trust name and invest in multiple options as well as real estate. Or you can become a non-W-2 employee and withdraw all funds from all accounts and invest. You must perform all work and placed all properties in the Solo 401K name. However, you can take a loan from this Solo 401K account for up to $50K and use it for anything you want to use it for. I suggest you talk with some of the Solo 401K financial firms on this BP site and consider becoming a pro member for the discounted perks offered by them.

@Jamie Anderson There are some real estate professionals who focus on one strategy; however, there are others who focus on real estate investing based on the type of property and the area. I would focus on my own investment strategies and let others focus on their's. If you find a good fix and flip then flip it; if you find a good buy and hold then hold it; if you find a good deal for wholesale then wholesale it and move on to your next real estate investment. In my opinion, this is what real estate professional investors do. And congrats on joining BP as a PRO member - it shows your commit to real estate investment - take care.
