This is just my opinion. I listed houses for twenty four years. I told my clients that if you will take $90,000 , list it for $90,0000. If you will take $89,000, list it for $89,000. It is a bad idea to list a house for more than it is worth. My observation is that MOST sellers want more than their house is worth. A good listing agent will list a house for the minimum price that the seller will allow them to. The higher the price, the fewer the lookers.

Buyers and buyer agents are busy. A good buyer agent will not drag a buyer to look at a house that he knows is worth $90,000 when it is listed for $100,000. He will certainly not do this if there is a $90,000 listed for $90,000 down the road.

What a great post! I am glad you are still here . I hope you have some written down committed to goals. I did not read that you did. If you don't, NOW would be a good time to do that

If you do not know what a proper goal is, read this. Friends and networking is great, but sooner or later, you have to talk to strangers.

Are you making your phone ring with your own blog? Do you post videos on You Tube? That will ring your phone. Do you have a profile on Trulia? Do you have a profile on Zillow? Do you blog and learn on Active Rain? Are you blogging right here on BP? Are you on Google plus? Do you answer questions on Trulia Voices? Do you answer questions on Yahoo questions? If I Google your name, what comes up? The only correct answer is you. If you want strangers to trust you, be recognized on the internet as an authority.

Call a forsalebyowner. make an appointment with them. Suggest that watch your introductory video on You Tube before the appointment. If you call an expired listing, suggest that watch your You Tube video "Why Your House Didn't Sell" before your appointment.

If I Googled "Best Realtor in Ft Lauderdale" , would you come up? Make that happen. Start by writing an article,"Best Realtor in Ft Lauderdale' and post it here on BP. Tell us who the best Realtor in Ft Lauderdale is and why we should call. Be sure to put your number in the article.

Take your written down committed to goals and break them down into monthly activities. You need to set a goal to talk to one new prospect every day. Your post sounds like your have the desire.

Have you read Og Mandino's book, "The Greatest Salesman in the World"? It is the best book ever written about salesmanship. Read a book a month minimum.

If you are not calling expired listings, you need to start.

I listed at least ten expired listing every month for ten years. It is not hard to do. I think it is probably easier to do than it was when I was doing it. They are going to list with somebody today. It might as well be you.

These laws vary from state to state. In Florida, it is a violation of Chapter 475 F.S. to pay or agree to pay compensation. to someone for buying or selling real estate . That is simple. When I teach this in real estate school, I explain to the students that there are no questions on the real estate exam about, "What can you get away with?".

The big problem with 'birddogging' is that it is illegal. What if you agreed to pay Mr. Layman for sending you a deal. Mr. Layman sent you a deal. You refused to pay him. He has no recourse in court.

What if Mr. Layman sent a deal to his friend. This turned into a BIG DEAL. The friend bought a ten million dollar property because of the referral.. The friend refused to pay. Mr. Layman has no recourse. Does this happen? It happens with properly licensed real estate agents. I suppose it happens with laymen,

Maybe the question on the California real estate exam would be something like this" If O J lost his home to creditors in California, would it be a good idea to move to a state where creditors can't take your homestead when they get a judgement against you?"

If you want to get a California real estate license, go to a California real estate school. I know about real estate express as a competitor. If you want to learn about real estate all across America, they might be good. You want to learn about California real estate. Go to a local California real estate school.

Check out the school. Read their Google reviews. Call some local Realtors and ask to speak to the newest agent there. Ask him , who he recommends.

You don't need to learn stuff that is not on the California test. You don't need to know about "homestead". You don't have 'homestead ' in California. You need to know about "community property". You do have that in California. You will know about both if you go to a real estate school that specializes in all fifty states. Find yourself a good California real estate school.

The best answer to your question is probably going to come from a local real estate school. Call one and ask them.
