Good meeting you the other day. When I do my calculations for properties in Fall River, MA I usually figure about $35 per unit for water & sewer (its included together). About $30 per month for the house meter and insurance will vary by property of course. @Gualter Amarelo has a bunch of units (some for sale). Maybe he will chime in and drop some knowledge on us. 

Hello, Yes the South Coast REIA is very much alive and active. We meet the second Thursday of every month out of our office at 552 N. Underwood St., Fall River, MA at 6pm. Our next meeting is April 13. We specialize in the Fall River, New Bedford, Brockton, Westport, Seekonk, Swansee and surrounding areas. If you would like to have a face to face before our next meeting just to chat and talk shop I would love to meet up.

@Angel Dejesus Your best bet would be to acquire multiple 6 units. You are probably looking to get all the maintenance under one roof but 12 unit properties are pretty rare here on the SouthCoast. A quick search of the MLS shows that the number of 12+ unit properties currently for sale in ALL of Massachusetts is only 28. The same search narrowed down to just Fall River & New Bedford (the two cities on the South Coast with the most multifamlies) returns just 2 properties.

However setting the search to Fall River & New Bedford and 6+ units returns 38 properties.
