$625 to $700 if no heat included. Up to about $750 if heat included.

And of course it depends on the apt finishes. Add maybe another $50 if they are finished really nice and have separate dining rooms.  But in that market price usually trumps nice. Price is usually the biggest motivator for that area.

Never seen or heard of a top load dryer so I don't think you have much of a dilemma.

Washer...yes. Front or top load is an option.

I could be corrected but if a top load dryer does exist I bet its a specialized machine and probably expensive.

@Jon Holdman  I have a number of folks who pay rent at Chase Banks directly into my biz account. I don't know what is required of them at the bank when they do it but whatever they do it works as I get the deposits and no tenant ever reported an issue to me doing it. 

@Julia Amelyan....I bet when they need ID to buy a 6 pack of Bud they don't have a problem.

No SSN maybe...but no ID ?

How do you know/verify who you are renting to ?

Hi @Aaron Holloway what type of properties and what area of Chicago had you in mind ?  I could recommend a few folks but they work specific areas of the big Chicagoland area. If you can narrow it down it helps with giving referrals.

Back in 2010/2011 I used Domu leases (because I knew no better then) and I had an eviction around that time. In a counter suit by tenants attorney he brought up in his filing the fact that I was using an "unconventional, ad hoc, made up " lease. Those might not have been his exact words but he made a specific point of calling out my lease in an effort I suppose to prove I was a cowboy landlord and making my own rules. 

Lesson learned. Since then I sought out a lease that could not be challenged in any way by any attorney or frowned upon by a judge. Give them one less thing to challenge me on. I have since only used the official Chicago Assoc of Realtors Lease which gets updated annually.

What area of Chicago are you targeting for this space ?   That would help better identify someone who could help you.

Stick one of those little half size dishwashers just to the right of the sink.
