Hello Michael. I'm in Evansville. Try the Evansville GIS. It will give you all kinds of information and links to the vanderburgh assessor page. You should be able to get the values you need from those two places. Hope that helps.

How is the real estate market in Indiana I have family out that way and might move there soon.

Like most of fly over country, much of Indiana stays pretty predictable. In a way, I like that.  I'm not sure that helps.  When i lived in Indianapolis in the early 2000s it seemed there was a new subdivision pop up every other day.  I didin't care for that much growth in one area.  I'm in Evansville today. It is quite a bit slower.....to me that's a good thing.

Great question. Ask an interior decorator in your area, or look at new construction colors. Those folks are going to use colors that will sell. Neutral is considered safe. Of course Evansville, Indiana neutral is different than Naples, Florida neutral. Good luck.

I'm not too worried about this month.  All but one credit card went through what is self managed and I'm waiting on my property managers to report back the middle of the month, but I'm expecting the same results.  It's three or four months from now that will tell the truth and hopefully be okay by then or a HUGE buying opportunity for us all to cash buy the fire out of stuff.

Back twenty years ago when I was a real estate broker we sold them because we got a cut. I can confidently say that this was the only reason they were sold.  Today I sell storage insurance at my self storage facilities.  Ask me if I get a cut.

I would think any title company could take care of this. Due taxes are something they would address bringing up title. You will most likely pay the county assessor the 25K and get the title.

Ask the listing agent or the seller. Price fluctuations arise from a variety of reasons. Some of those reasons may have nothing to do with the property or the market.  Good luck.

"Learn how to find local deals instead of hopping on the train of everyone who wants to sell you swampland in the Everglades for a great price."  Great thoughts. I buy all over the the U.S. and I found the former line funny because Everglades swamp land is pretty pricey right now.  Great read. Thanks for sharing.

"House for Lease. $1000 a month. Section 8 welcome."  I can't see a problem with that. Of course, I'm not a lawyer.  As to the second part of your post: Why would you rent to anyone for less than the person who will pay you the most. Sounds like going rent is $1000.
