@James Robert If it appraised 215,000 and you bought it for 183, I'm not sure, but can't you refinance and use that money to aid in repairs?

Could you rent out one of the bedrooms and do sort of a house hack?

I'm looking for a CRM / auto dialer to use. The one I use right now is a little complicated, I'm just wasting my time configuring and setting it up. Anyone have any recommendations?

Hey,

I'm looking for a bird dog wholesaling who I can partner up in the Michigan, Wayne/Oakland County area. After searching a bit I came to the conclusion that I should call some bandit signs. How would you approach calling up a sign asking for a mentor? I'm willing to split 50/50 or even more on the first deals I make.

I'm studying for my real estate exam, but I'm at the chapter of fair housing. What penalty do I need to know for which law? Or do I need to know all of the penalties? Also does anyone have this information because my class didn't specify it.

Also what do I need to know about RESPA and "Truth in Lending"

If anyone has it I'd be happy to add it into my notes. Thanks a lot.

@Wale Lawal His tax plan will eliminate the 1031 exchange, at least thats what people are predicting. The IRS will probably have new rules for it.

@Simon W. Usually at an event of networking but this is not an option cause of the pandemic. But there are groups on Facebook, there's bigger pockets, and usually you can get referrals from people who are investors. But if its a damn good deal, the buyers will find their way to you.

I don't think he needs to have a buyers list. If you have a good deal buyers will come regardless.
