I am transitioning from my previous job to a new one (real estate agent). My previous job was a 1099 position as well and was there for over 2 years. My goal is to purchase my first rental property this year but concerned about the reportable income aspect since i don't know when my first deal will be done. I need some advice on how to navigate this uncharted water for me and how to achieve my goal with the cards im dealt. Thanks BP!

Hey BP! after doing some networking ive befriended someone who has access to capital. He and I are interested in NNN commercial real estate. What is the best place to start looking for those properties? Im already aware of Loopnet and those other sites. Im looking for creative ways to find off market deals? Maybe title companies? HELP!

A friend told me about NACA mortgages today and they are offering incredibly low interest rates (in the 1's) and don't look at credit scores. They also advertise no fees, no money down, and no PMI. This sounds too good to be true, was wondering if anyone in BP has heard of them?

Hey BP!

I was recently told my credit file is "too thin". Ive paid off all of my student loans, car loans, and credit card balances so im sitting at a zero balance. My current credit card only has a $500 limit on it and i pay it off every month. I would like to purchase a property in the next 6 months.

Would it be beneficial to apply for a 2nd credit card to increase my overall credit limit and add some history to my file or would that hurt me?

Hey BP! Long story short..... everyone has moved out of our childhood home and we placed a tenant in there. I manage the property from out of state but does not require much considering the condition of the home. After becoming a landlord and seeing the benefits i shifted my energy into buying more rental properties.

I thought it would be a good idea to transition into a property management job to gain experience. I plan on taking that knowledge and applying it to my future rental properties (apartment buildings). Those purchases are long away but i want all the tools i can to be prepared to pull the trigger when the right deal comes along.

Where do i find a PM position? What are some requirements?

@Craig Bellot what cities or parts of connecticut you look at? I’m not familiar with northern connecticut at all so Havnt analyzed many deals up that way

@Peter Anderson I’m amazed how stamford has changed over the years. I grew up there and moved 7 years ago. Price is through the roof compared to when I was a kid. Do you own property there?

I am a former CT resident but still own a SFH in Stamford that is occupied with a renter. Looking to purchase next investment but not sure if I want to keep it in Connecticut or move elsewhere. Would love to hear some of your stories and thoughts on Connecticut real estate. Thanks BP!

Also add in the calculators into the app to generate reports on the go or when we come across a deal.
