I have always used the investment amount less any money returned to the IRA. When you purchased it, the value of the investment (the note) was X. If you have received any income from the note, that goes against the value. The value of the underlying asset (house) cannot be your guide - as the borrower has title to that asset and may have equity, for example. Also, until you actually sell the note or asset, you do not know what the market value it. My 2 cents.

How about the aspect of anonymity? In the case of non-performing notes especially, I'm not so comfortable with my full name and account number being part of the borrower communication when being notified of the new loan owner. ABC LLC sure feels safer. Thoughts?

@Let me twist the question a bit.  If I own the note, then end up having to foreclose and take back the property, I then am the property owner.  Can I 1031 exchange from there?

Don't get me wrong, I would not do that on purpose just to get the house!  But wondering....

Is Non-performing note investing too active for an SDIRA? I will select the note, the IRA acquires it and I manage various vendors towards a final resolution where the IRA either sells the now re-performing note or the property upon foreclosure. No intent to keep as a cash-flowing investment.

My gut is telling that this is too similar to a fix-and-flip business, but looking for some more experienced guidance.

@Rajeev Kotyan, thanks. The IRA is not a member on the LLC, just myself and my wife. So I should be good there. My daytime career is IT, completely different industry, so good there as well.

My CPA is the one who is the most concerned.  He has no experience with SDIRAs, so I may need to find someone who does.
