@Jerry Rien   Thanks, i dont so much care if I insult them or not, also owner is the listing agent with a lot of properties similar to these numbers.  I guess im more not sure what is the "normal or average" ( i am aware most people are going to say there is not a normal or average)  when it comes to seller financing. Meaning interest rate, %, and term length, ect... Im simply not familiar with it, Ive mainly always used conventional financing. What i was considering was a full price offer , with him installing a new furnace, h2o tank and carpet, at 5 percent for 7 yrs . That would make my payment around 410.00 with taxes and insurance.

And then there is me...., i worked my *** off 70 and 80 hrs a week, worked my dead end job and went right to fix or build in a rental every day before and after work. was doing well building my portfolio, had a hand full of hold properties, did all my own work rebuilding them from the ground up so i wouldnt be a slum lord. I felt good about myself even a bit proud of myself. unlike my family i was not book smart which made me the black sheep, and they never though i would be successful. Heck i even still made time to volunteer as a firefighter for 9 years...

Then i substained a major injury while working my day job as an assistant at the hospital. 4 surgeries later, my wife divorced me, and between not being able to work for some time and her leaving me i lost everything.  All of it... Just like that .. gone. 

Now here i am desperate to get back on my feet, and all i know is tenants, rental properties, and how to fix and repair them. I scrape every penny together i can  desperate to get back into real estate, but my income is barely enough to get by... but i push on, ive saved a few thousand dollars and i search every day for a seller finance deal that i can make work, and someone who will give me a chance since my credit got ruined along with everything else.

I have always dreamed of and will continue to always dream to be this man, id gladly trade my worries for his and day.

let me run this property by the more experienced folks... ive been involved with real estate for many years but never with a deal like this...

Location: akron ohio, in a upcoming neighborhood

Property: 2/1 bungalow 1362 sq ft. Built in 1922 1 car garage 

Asking price: 16,900.00

Last sold for: 3,500.00 in 09'

Assessed at: 19,700.00

Projected rent: 575.00 - 600.00

Taxes: 1400.00 annually 

Insurance: estimated at 800.00 annually

Positive : vinyl windows, good roof, updated100 amp electrical throughout, fresh paint, 

Negative: no furnace, no h20 tank, needs gutters, needs kitchen and dining flooring, needs carpet in 2 beds and living room, plumbing to kitchen and bathroom id assume from no heat,

Seller states: rent to own option available, seller financing available, seller will assist buyer with closing costs. Owner will install a new furnace and water heater with a full price offer. Motivated seller, bring offers.

All repairs needed im more than capable of doing in a week or so accept installing a furnace. Ive been doing all my own repairs on many building for many years so i have no concern there, im guessing repairs are 4 grand or less if i make all repairs

My goal is to make an offer for seller finance with as little down or cash out of pocket as possible and have this unit bring in at least a little cash each month, im not looking for fast equity. 

ID LIKE TO KNOW WHAT OTHERS WOULD THINK WOULD BE AN ACCAPTABLE OFFER, BUT WORK FOR MYSELF FOR WHAT IM TRYING TO DO?

Hello is there anyone on here who is familiar with the sarasota and charlotte county foreclosure auctions ? Bought from them before? 

Anyone have any recommendations on a title search agent in the area? any help would be greatly appreciated.

Anyone else use Marquette here in erie? Hometown banking at its best in my opinion, I've had wonderful experiences with them with non commercial mortgages and rehab flips, ( rehabs, and flips it's been a bit).
