@Jon Molitor, yes self storage is a good asset class.  Without knowing what level of knowledge you have already acquired, it is hard to give recommendation.  However, apart from adding notifications on biggerpockets for "self storage"; you can look at youtube videos from Mark Helm and The Storage Rebellion, self storage income.  There is also training from those sources plus self storage university and self storage academy by @Scott Meyers.  Hope that helps!

I would say switch from Podcasts quickly to calls whether for networking or lead follow up, as action and not intention is what will get you results!

@Trevor Gray every deal requires knowledge, capital, credit, operations, hustle.  You need to know what all parties are bringing to the table and what that is worth and then decide what works in your situation!  Every situation and deal size would be different so no standard formula can be applied (e.g. some people may view their time as worth X whereas others might view it as worth 10x).

@Mike Jacobson while this is not about DST but great verification that self storage has held up well compared to other classes. FYI, this is my experience too!

@Kishore P. I am not sure what your financial situation is but if you want to purchase self storage (and you've educated yourself already) and if would need finance, it might require you to be in a job, just my 2 cents!

@Henry Clark Well said about rentals happening all times of the month so it makes sense to have expirations also happen all times of the month!

@Tyler Casey congratulations!  You are in good company with Bill Gates and Blackstone moving to self storage

@Michael Wagner has one side of the coin which is efficiency.  However, if you are automated on locking and notifications then having the deposits distributed throughout the month would make you less anxious for that beginning of the month!

@Nick Troutman, ok so it seems like you are not rookie to real estate which means you can spend time and $ in learning and executing!  You can learn from @Scott Meyers, @Michael Wagner (also has online presence as thestoragerebellion), Mark Helm (youtube search)!  As for where to look for and what to look for, are similar concepts to residential (specially multifamily) with a beneficial twist that it is human resource and maintenance light so you can look outside your area!  However, try to look into places where you like to be so you can mix business and pleasure!
