Don't get the least expensive vanity. Get something that looks expensive. If you like white OK but wood looks better in coffee or java, then you can hang a decorative mirror to match.

1) Clean up the plaster and paint

2) New sink vanity with cabinet (hides the trash can) get rid of small table

3) Replace painted tile on walls

4) mount toilet paper holder on wall

5) Clean / scrape window glass

6) Hang decorative mirror over new vanity

7) install medicine cabinet in left wall if there is room

@Bryan N. You need to find a wholesale fooring store. I usually do not buy from big box stores but did just buy a carpet HD had but did NOT buy their pad. They want about $6/ yard for pad which is how they get you. Ask contractors general contractors and even installers with carpet on their trucks where they picked up the carpet. May be able to google too.

Most wholesale carpet stores will quote you a lot less than the guys advertising on TV and with big fancy showrooms but know there is still room to negotiate but may take you purchasing several times so that the salesman realizes you are a return customer. Also, if you like your guy enough, stay with the same salesperson.

your timing is interesting considering the storms that just blew through. I read something recently that said we would need 30 years of drought to have a cautastrophic impact on our way of life. This may have been for San Diego though which is like the rest of the Southwest a desert and without our share of the Colorado river would mean serious conservation was needed. We also have desalination coming but a lot of the SW doesn't have that as an option.

I have nothing to offer on Portland but will be interested in others' responses.

 Exactly right. When it comes time for me to downsize if I ever do, I am not removing one picture, decoration etc or packing anything until escrow closes. If, god forbid, my escrow fell apart, my house would look terrible in the "unstage" sense while looking for my next Buyer.

I'd do it this way too.  But the owners would have to qualify as tenants.  I've bought a lot of properties from people who would never qualify as anybody's tenants.  My biggest mistakes to date were assuming that the sellers would have income from seller carry backs we created.  Hence they'd have money and resources to pay rent and/or move.  HUGE mistake.  And I did it more than once.  One seller got a $10K downpayment and it disappeared into one of her boyfriend's drug deals within a week.  Oh, and he left her too.  So my brand new "tenant" has no money and no one to help her move.  Don't get me started on the owners with too much stuff, that are actually hoarders.  No amount of money will solve that problem.

You are correct. Always good to make sure they can pay the rent. I didn't have too many worries because they had over $1,000,000 in cars in my garage.

Actually ended up renting them (after the 90 days) my 2000 sq ft detached garage on the same property for $1,000/ month for 5 months.
