@Scott W. There’s a lot of good information in your reply, I really appreciate it. I’m going to talk with my stepdad before moving forward with trying to find money. You are right in that we need to iron out all the details of this partnership. I ran the numbers on the property and it’s an awesome deal. He told me I could run with it and I got a little excited and skipped a few steps.

@Dave Spooner So I’m not purchasing the property from him. It’s basically a partnership where he is bringing the property, I bring everything else. Honestly, I haven’t thought about that though, it’s definitely an idea I will keep in my back pocket. Thank you!

What’s up BP, I’m looking for a hard money lender. I have a property in my home town that is almost owned outright with less than $10,000 owed on mortgage. My stepdad has owned this house for about 15 years and has never done anything with it. I talked to him and he told me I can do whatever I want with it, so now I’m looking for rehab money. It’s a 4 bedroom 2 bathroom house in a good neighborhood. We plan on keeping it for a rental once we finish the renovations. Any information about or connection to lenders would be greatly appreciated. Thanks!

Good Morning BP,

I'll get right to the point, I have a friend who recently came into a large amount of money. He called me yesterday because he knows I'm into real estate investing and he said he doesn't want his money sitting in a bank. I have one deal under my belt and I learned a good amount of information, but honestly, that deal went through without any real hiccups. I guess what I'm getting at is, I'm wondering if it's a good idea to take his money and put it in a deal, even though I don't really have that much skin in the game. If it was my money, I would be infinitely more comfortable with using it to learn, but I feel like when it's someone else's money and they're coming to you for an investment, you need to have it figured out. Ultimately, I'm going to do what I'm comfortable with, but I just wanted to know what you guys' thoughts are. What would you do in this situation? Thanks in advance!

I’m finishing my degree in Accounting right now. My situation is kind of different though. I’m a veteran, so I’m getting my school completely paid for all while also getting paid a damn decent monthly “housing allowance”. I have found that I’m learning a lot about things I have heard talked about on the BP Podcast over and over and I really feel like finishing this degree will be valuable. I also plan to work in public accounting at one of the Big 4 firms here in Chicago after I graduate. Working will give me even more useful knowledge, and of course the money I need to get things going. If you do decide to go back, I would seriously look at changing your major. Good luck with everything !
