@Rick Trivedi . Thank you for your replay. I noticed you hold licenses in both CA AND FL . What is your primary residence? I am looking for a Broker who is familiar with Broward county in SF area . Broward has lots of good and not so good pocket areas  for my specific buying purpose .

I I am looking to purchase a property/STR in Broward county SF and I need to find an agent that knows the Broward market very well and is able and willing to help me navigate this . I need someone who can be my guide and has the tools to provide me with STR comps, OCCUPANCY % and other things that can help me make the right decision . I have been having a hard time finding an agent who is actually willing to do this .

I AM prequalified for mortgage .

Bryan Wells thank you for your replay . In South Florida the laws are favoring STR and also overnight rentals on boats . I am not looking to sail the boat , so minimum use as far as sailing . Is basically like a floating house. I realize that is no equity in it , but I dont see it as a money pit either . I want to use it for cash flow purpose only. My challenge is finding the best boat option for STR purpose .

@Michael Baum thank you so much for taking the time to write me back! Here in South Florida and especially the KEYS there are a lot of places for boats and a lot of people use them for AIBNB . I think is a great idea , I just need to figure out the best way to apply it. Thank you for the sites info! I did search the web and found some used boats that look pretty good for a " camping floating house/ boat  " :) but I have no idea about the make of it or materials .....I think meeting someone that actually has one for AirBnb purposes would be very helpful to me .

I live in Fort Lauderdale FL and I want to buy a used boat and turn into a STR. I know nothing about boats . I am hopping that boat STR will give me a better cash flow ( considering that I would not have a mortgage ) then a conventional property and my expenses can be less also. I do have 50k to spend and I hope that would be enough for purchasing a decent boat for my business adventure. I am quite nervous, but this is a NEW YEAR that calls for some massive action!:)

I truly appreciate any advice I can get on PRO VS CONS for boats STR and also if anyone can recommend any sites / sources where I could find good used boats .

Looking to buy In South Florida ( Fort Lauderdale ) for STR / Airbnb purpose .

Not sure which property would be more profitable Single family /multi family / Duplex?

I am currently renting and I am also wondering if I should get something like a Dublex / Trilex to live In one side and maybe STR the rest ? Or keep on renting my apartment and Airbnb the whole STR property?
