Hello everyone,

Hope everyone is doing amazing!

We currently have one property in the area and we are debating if we should get more. Since I am very new to this, I just wanted to see what you guys think of the current Jacksonville, NC (and surrounding areas) market.

Is it still a good investment market? Buy/holds or flips or both? Are properties appreciating in value? Is the rental market good?

Any thoughts would be much appreciated.

Hello everyone! Hope everyone is having a prosperous 2021 so far.

We are ready to purchase our first rental property and we are paying with all cash. My question would be about the process.

I know the title attorney will do the title search and everything before the closing. We have done all the inspections.

What I am a little anxious about is getting the cash to the seller. I know a check is not being used nowadays. Forgive the super simple question. How do we pay? How do you guys do it with an all cash deal? Do you wire the money? Cashiers check? I'm just trying to protect the hard-earned funds.

That's interesting. Something to think about. I am sure a lot more companies moved to the greater Houston area so jobs are more diverse and available so maybe more demand for rentals?

Did you make your move yet? I am back in Virginia after a stint overseas for 7+ years. We are in the process of making a decision between Houston, TX vs. Raleigh-Durham-Chapel Hill, NC. I am glad to have stumbled upon this thread while perusing the forums. The thread already has a ton of information for a beginner like me. Hope you have a hassle-free move. Stay safe.

Hello everyone, 

Hope everyone is healthy and safe. I have a question about neighborhood ratings. Please forgive me for question/s that might seem common knowledge to most. I am trying to learn from everything and everyone. 

If you are in investing, moving, or buying from out of state and not familiar with the neighborhoods or towns, is there a benchmark website or guide that you guys use? . What would your neighborhood key points or markers be? How do you guys know if the area is good area or a bad area without driving or surveying it personally?

I am hoping I am asking the right questions here. Any suggestions would be very much welcomed.

Hello everyone, 

I am currently back home in the US after a stint of working and living overseas (almost 7 years). I currently do not have any typical requirements like W2s or pay stubs. However, I do, however, have filed taxes every year I was overseas. 

I am trying to get started and researching deals but I would like to see my options on financing. I have been calling around and they are saying the bump on the road would be my lack of W2s and pay stubs. What loans or lenders can I be looking at? Any thoughts on this will be helpful.

Hi @Kaelyn Motzel. Thanks for the insight on the property taxes. 

In line with the property taxes and you as a property manager. Are people more inclined to renting because of the high property taxes? Or are people in the Houston area more inclined to purchasing since the prices are attractive? I've been trying to ask myself than when I research about the area, maybe you can provide a little more insight. Please reply only when it's convenient. Thanks so much.
