Thank you Harry, Lisa and Rob for the information. This does help us out on getting a list of criteria for choosing a new tenant. Appreciate it much.

We are in the process of putting our sfh up for rent and are stuck on what payments to ask for upfront. In the past we already had a tenant tell us to keep the deposit as the last month rent and then left us a mess and some repairs that were above normal wear and tear. We are considering asking for the first month and a security deposit that is $500 over the monthly rent amount. What is common practice in the dfw area.

Thanks in advance

I am in the process of putting a single family home for rent. We are not sure how much we should ask for as a security deposit. We are thinking first month and also a deposit that is at least $500 over rent amount. We have already had a past tenant tell us to keep the deposit as the last month rent and then left us a mess and several repairs.

What is usually seen as common practice?

Thanks in advance

@Jennifer Ryan that is a very nice home for 72k. Looks like a win to me. Would love to find a deal like that. Good luck on your next project.

Good luck with your property Anthony!

I am considering adding a bedroom and bathroom addition to one of my properties that is located in the City of Dallas. It is a 1940's two bedroom/one bath home that I want to make a 3/2. I have remodeled the bedrooms already but am in the process of remodeling the kitchen and living area. I was looking at the cities website and it seems that it is quite a process to get a building permit for an addition. They require a green building plan and energy compliance path. Does anyone have any information on the process and how difficult it may be? Also, will I be opening a bigger can of worms by pursuing this idea? Meaning, will the energy compliance and green building criteria cause me to have to do more work to the existing structure. Any advice on working with the City of Dallas will be greatly appreciated.

@Chris Reynolds will you be doing any meetups in near future? Live in the north Dallas area and am interested in attending. Thanks

@Account Closed thank you for the great information and also the vote. I will start looking into agents who specialize in rental properties.

Thank you Jacob for the information you provided.

Thank you Amy. I will give them a shout and see what they offer.

I am looking to get some insurance on my single family rental property and am unsure of what exactly to get and also looking for any good agent recommendations in the local D/FW area. Any help would be greatly appreciated.
