Buy a new stove.  Can get electric stoves little over $100 on facebook marketplace and letgo.  You can sell the old one on through the same outlets.

Update- if you have not driven through Deanwood, you are in for a surprise.  There are some beautiful parks and artwork darting the walls and sidewalks of Deanwood.  I saw an awesome looking residential project going up off Kenilworth Ave close to Minnesota ave.  Although I closed on my property, I still have not moved in but explore the neighborhood when ever I am doing work on my house.  I am very excited about the future of Deanwood.

Does anybody want to get together and do a tour of Deanwood?

Tim- welcome. 

I have similar thoughts as you.  Baltimore has attractive prices.  Compared to DC, it is MUCH cheaper.  It would be great to meet up with you in DC to talk.

Thanks everyone for the welcomes. I now own a multi-family property as of Friday September 26, 2014.

I will now be frequenting the landlord section much more often.  See everyone around.

Hi Paul,

You just moved here?  Congrats on the move.  Did you move from New York?

Reston is a great place to live.  It gives you access to DC, many outdoor activities to choose from, and night life as well.  I prefer citylife so I am happy I am moving to DC. 

The suburbs have a lot to offer from very robust adult sporting community such as softball, soccer, baseball, flag football to many trails and other forms of outdoor activity.  

NOVA has the highest concentration of college graduates in the country.  I have not tested out the meetups, but I imagine there are a lot of smart people that go to them.  

We should meet up at one of them.  I believe a few BPers host or organize DC, Tyson's Corner, and Bethesda meetups.  I'll post back when I found out where/when they are.

Darwin, do  you mind explaining what you mean by Seller financing?  I have heard the term, looked it up before, but do not understand what it is . . .

I am closing on my first 4 plex in DC at the end of this month.  From what I have seen, the 50% rule will be very difficult to achieve in DC.  The property prices are high and the rents are not all that high where you will even find 4 plexes for sale.

On a positive note, you will recieve tax breaks.  You will write off your whole mortgage payment where as you would not be able to do so if you rented. 

I am subscribing so I can see what more experienced people than me have to say.

I am closing on a property that is just about equidistant between Minnesota Ave metro and Benning Road metro.  For over a year, I was desperate to get into Anacostia but got outbid in that neighborhood 6 times.  Without cash, I found I could not compete in Anacostia.

The neighborhoods across the river in NE such as Deanwood are exciting.  I hope the prices in other parts of the city continue to push people east.  DC is so small there is no where else to go to find affordable housing.

Hi Tal,

I'm fascinated that you chose the DC market to go after even though you are based in Brooklyn.  I am finally acquiring my first property in DC and love DC but as a new investor I just can't afford to grow my business here.  

Perhaps through learning more I will learn more creative approaches to finance that will help but it is a tough sled out here if you don't have a lot of capital.
