Good morning BP community. I just closed (yesterday 4/15) on my first long term investment property. BP always gave me the motivation to go for my dreams, and the deal yesterday was just the first of ,hopefully, many.

Investment Info:

Mobile home buy & hold investment.

Purchase price: $97,500
Cash invested: $11,331

4/2 MH. 1982 sq ft. 1 Acre of land. 30 minutes north of kingwood

What made you interested in investing in this type of deal?

The tenants that are currently there are good people who take care of property so not too worried about damages and the price was ideal.

How did you find this deal and how did you negotiate it?

I was once helping the tenants try to purchase it but financing fell through. So i purchased it.

How did you finance this deal?

21st century mobile home mortgage

How did you add value to the deal?

I haven’t

What was the outcome?

Buy & Hold, currently holding

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I failed to mentioned that the property is paid off and I have 100% ownership, on the financing side I was thinking of doing Land Equity Loan to help finance the complex, thoughts on that? and I understand that this is simply advice and not financial guidance, appreciate it everybody

You mostly do an LLC for your protection. I have several different LLC's because if a tenant or someone wants to come after me for someone they cannot sue me for everything I have just what is in that LLC. I would build and then refinance into an LLC.
