Quote from @Brian Baumann:

Thanks everyone for your opinions and insight! I think at this point I’m going to continue to invest as in LP in Syndications. I have been grateful that everything has went smoothly for the last couple years with no major hiccups in my deals. I wouldn’t be surprised if in a few years I expand into something a little more active.

Quote from @Stuart Udis:

@Joshua Gorsky That's very interesting. Seen partial recourse, but still joint and severally liabile amongst guarantors. Trying to understand the mechanics of what you shared. For illustration purposes, there is a $1M loan, the lender takes back the asset for $800k & there are 3 guarantors, each with 33% ownership interest in the real estate. The lender can only go after each for $66,000 + misc. fees?

Usually that won't happen though, one partner will pay the $200k and seek recourse from the other partners later.

I wouldn't be a broker, you're already too broad in terms of asset classes. Just start underwriting deals within one asset class and make offers.

Multi and retail are wildly different, but what price point?

Be careful if you're soliciting equity investment vs partners. If you aren't contributing cash, then just wholesale the deal and move on.

how is a swap going to help you? its going to increase your hold costs. You need to just sell, owner finance, etc.

Quote from @Mark Walker:

But the 95% physical occupancy means they are 95% at capacity right? Thanks

Its a similar concept to Weighted Average Least Term (WALT) you want to know 95% of "what" a 95% occupancy of all 10x10s still isn't meaningful if those last units are crap locations and won't ever be rented

Be willing to pay the commission and increase base rent, you don't have to, but that's what I would do.

Get the property marketed, you need to know your leverage.

You can raise the land by adding dirt. You can build on piers to raise the height of the improvements. You can also build a lot of uses that aren't buildings, aka, soccer fields, parking lots, etc.
