Thank you Ronald......You brought up many great points which I will have to research much more on.  Many things i never considered.  Thanks again...So I take it you have used Epic Fast Funding??

Has anybody used Pathway Financial to fund their RE deals? I found them online somewhere??   They called me back quickly and now we are currently going through the process of getting approved.  Just curious to know if anybody has used them, or heard of them.  We are going through the process to get unsecured business lines of credit.  They require a 10% referral fee on credit they get you approved for...a ONE time fee...Then interest free for anywhere from 6-13 months with the approved creditor afterwards.  Anytime I use this unsecured credit after that time period it has an interest due of 1% on used balance.  Does this seem like a good deal for funding a fix -N-flip?

Still waiting on word from the bank....on pins and needles here......First deal is killing me--I actually offered $100 over asking price---Still have tons of room for profit--we'll see if bank likes it???

Update on My FIRST REO....Just received notice of multiple offers on this property....You know--this property has been empty for 6 years now, it has actively been for sale for over 5 of those years, and all of a sudden when I start to look at this particular property, there seems to be a great interest in it..Go Figure---anywho....we just submitted our best and highest offer to bank.....$100 over the list price! Bold move but still well within range for some great numbers on return---waiting to see what happens???
